Cause of loss: an attic fire that spread across the block.

An attic fire in an attached building does not stay in one unit. There is a continuous space above the ceilings, and once fire is in it, the loss belongs to the whole row — which is why this one destroyed the roofs outright and damaged the levels below across several homes.

That changes the job from a repair into a coordinated rebuild. The roofline had to be reframed across the affected units before anything else could start, with trusses set by crane, and the exterior and interior work then ran together rather than one after the other so residents were not waiting through two separate projects.

For an association board, that coordination is usually the harder part of the loss.
