Cause of loss: a kitchen fire. Style direction: timeless, simple, warm.
How far a fire has travelled is rarely obvious from the doorway. Here the finishes were the visible loss, but opening the ceiling told the real story: the joists spanning the kitchen were charred, which put structural repair ahead of everything else. Temporary shoring went in, the damaged framing was dealt with, and an engineered beam was set to carry the load once the wall between the kitchen and the dining room came out.
That beam is why the finished rooms look the way they do. With the framing already open, the layout could be redrawn as part of the repair rather than bolted on after it — the sink left the wall for a new island, the over-range microwave gave way to a proper vented hood, and the ovens moved to sit beside the cooktop. Cabinetry now runs to the ceiling on both the cooking and window walls, and one red oak floor carries from the kitchen through to the dining room, where a dark wainscot and a built-in beverage station finish the space the old wall used to close off.
