The challenge

The original floorplan was closed off and awkwardly angled. A dividing wall and a fireplace sat between the kitchen and the living room, so two rooms that should have worked as one were cut off from each other and from the light.

Our approach

The dividing wall and the fireplace both came out to make a single large living space, which meant taking the area back to framing and reworking the ceiling above it. Insulation, wiring, and the vaulted ceiling were all addressed while the structure was open rather than in a later phase.

The results

The kitchen and living room now read as one room under a vaulted ceiling. New cabinetry, counters, and backsplash carry a modern farmhouse look with subtle rustic touches, and replacing the flooring and repainting throughout ties the two areas together as a single space.

The original floorplan was closed off and awkwardly angled — a dividing wall and a fireplace standing between the kitchen and the living room, so neither space got the benefit of the other.

Taking both out is a bigger job than it sounds. Removing a wall and a fireplace means opening the area back to framing and reworking what happens above it, which is why the before images here are studs and spray foam rather than an old kitchen. It is also the reason the ceiling could be vaulted and the insulation and wiring brought up to standard in the same pass; none of that is practical once the space is closed in again.

What came back is one large room. New cabinetry, counters, and backsplash give it a modern farmhouse character, and replacing the flooring and repainting throughout means the living and kitchen areas read as a single space rather than two rooms that had a wall taken out.
