Lake Minnetonka Water Damage

The challenge

A toilet leak sent water through several rooms of this lakefront home. The kitchen took the most of it, and the ceiling had to be opened to reach and dry the structure above — with the rest of the house lived in and the finishes around the work needing protection while it ran.

Our approach

Containment went up and the affected areas were dried before any rebuilding started, which is why the before images here show plastic sheeting and air movers rather than damage. With the kitchen already open, pillars that partially blocked the sightline to the lake came out.

The results

The kitchen came back brighter and considerably more open to the view it had always had. Many of the stained cabinets were repainted a cheerful white, the copper vent hood was restored rather than replaced, and an intricate tile backsplash finished the room.

Cause of loss: a toilet leak. Style direction: a sunny space with a view of the lake.

A toilet leak does not stay in the bathroom. Water finds the floor structure and travels, which is how a single fixture ends up affecting several rooms — and why the containment and air movers in these photos are as much a part of the job as anything that came after.

That drying phase is the part of water damage restoration most people never see. The ceiling has to come open to reach the wet structure, the surrounding finishes have to be protected while it dries, and none of the rebuilding can begin until the readings say the house is dry.

The kitchen got the most attention on the way back. Pillars that partially blocked the sightline to Lake Minnetonka came out while the room was open, many of the stained cabinets were repainted a cheerful white, and the copper vent hood was restored rather than replaced. An intricate tile backsplash finished it.
