Furnace Malfunction Restoration

The challenge

A furnace malfunction took out the lower level of this mid-century home. Beyond the mechanical repair itself, the finishes throughout the space had to come out, and the original exterior wall had never been insulated well enough to hold heat through a Minnesota winter.

Our approach

We repaired the fireplace and the furnace first, then reframed and insulated the entire exterior wall while the space was already open. Handling the mechanical repair and the rebuild with one team meant the insulation work could happen at the only point it was ever going to be easy to reach.

The results

The lower level came back as usable square footage rather than storage. The brick fireplace was painted and became the focal point of a new seating area, the laundry room was refinished with new flooring and lighting, and the mid-century character of the house carries through in the color and texture choices.

Cause of loss: a furnace malfunction that took the lower level out of use. Style direction: mid-century modern, colorful, vintage.

A furnace failure is a mechanical problem first, but it rarely stays one. By the time the equipment is repaired, the finishes around it usually have to come out too — and in a lower level, that means the room stops being usable long before anyone decides to remodel it.

That is the opening this house got. With the space already open, the entire exterior wall was reframed and insulated, which is work that only makes sense while the finishes are off and is hard to justify on its own. The wall holds heat now in a way the original never did.

What went back in follows the mid-century character of the house rather than fighting it. The brick fireplace was painted and became the anchor of a new seating area, the laundry room picked up new flooring and lighting instead of staying bare block and concrete, and warm textures with pops of color carry the renovation through the rest of the level.
